At that overall level we will need to build an Ark!

But never say never!!
Very very important to be on high ground. Ask Houston. And if building new, do elevate one way or another. 250K max w/FEMA won't go very far these days. Good for you on higher ground.

I feel bad for our spring breakers & tourists expecting sunshine, warmth & friendliness in the Sunshine State. Then when they get here many get run off our beaches. The only county out of 67 in FL where the property line of homeowners extends to all the dry-sand portion leading towards the waters edge. HB 631 was signed into law back in 2018. It was first advanced by Huckle-Chuckle from Ark who had beachfront prop at the time.

Been in litigation ever since and now it's showtime w/confrontation in spots all over.

That's not happening on Anna Maria or Siesta at all.

I'd be surprised if it was happening anywhere except one county. Walton in NW FL.

Speaking of 'happening'... Col State forecasts an 'extremely active' 2024 hurricane season. Updates to follow Jun 11, Jul 9 & Aug 6.

That prediction is made every year and it is always wrong. One of these years they might actually get it right.

I have only lived here six years but it does seem like every spring they predict an above average hurricane season.

Saw a brief weather related story on the news last night and this morning I googled the topic. This is just one of several google sources for a new hurricane resistant building structure/material for new home construction. Thought I'd share.

And who would have imagined windows that can withstand impacts from a 2X4 traveling up to 50ft a second?

Key West on Wed May 15, 2024 experienced a brutal combo of heat and humidity w/a heat index of 115*. Cruisin to Key West & The Bahamas in Nov out of Mobile AL. It don't sound like such a good plan being in the Gulf of Mexico that time of year. Time will tell.
