Default Garage Project started!!

Putting in a 32x24 3 car garage.

Took forever to get the permits, but the project has begun. Excavation (footing) inspection is set for Monday AM.

I hope to have the masons here next week to do the footings and foundation..




The garage will be at the end of the existing driveway.

Very cool! I Wish I had the room to at least add another garage to my current 1 car garage.

make sure when you pour the slab you get it so it is rated for a lift (even if you don't plan to put one in now). put a drain in so you can wash the car indoors. and if you are going to put the epoxy coating on the floor do not let them put any coating on the floor. leave it raw and have the epoxy put on as quickly as possible.

Stem to stern, with insulation, drywall and everything I don't think I am going be able to get out of it for under 30-35k.

I'm using engineered ceiling beams so I will have no columns inside the garage, 3 dormers, and some other expensive things.

Right now its a toss up between the maxjax lift and a 4 post lift. Either way, a 6 inch slab will likely get poured.

Holy crap... That doesn't seem bad at all. I would have expected a bit more than that for a building like you're describing.

Gives me hope for when I finally get permission to build a 20 x 32 garage...

You've got electric/plumbing/heat in there too?

Im doing some parts myself like the electric, I did the plans myself, I have a friend who is helping GC and I am using his subs as well.

There is no plans for plumbing right now, but a I am running 3 service pipes from the house to the garage. One for the electric service, one for TV/internet, and one for gas if I want to do a vented forced air heater later on.

not bad at all with your sweat equity. i would go for a two car one, i have a two car but it is under the house (basement garage) low ceiling and has two columns. First thing to do would be to remove the columns. Then hopefully one day build the 3 car detached with high celling for a lift.

I have a ranch house in Somerville with a 1 car garage, was thinking about putting in a 4 post lift and raising the celing to the roof so I can drive my Tahoe under the Vette which will be up in the air. Anybody have any contacts for that? Sorry to Hijack your thread but I'm jealous, I can't afford to do what you're doing.

Im going to roll this and some other house work into a refi.

If you are going to do epoxy, get a broom finish and wait at least a month before you apply the epoxy. don't dismiss radiant heat if you are going to heat it.
