    USMC, 1966 to 1969.
    Retired from Law Enforcement after 27 years in WA State. Started our business as a Custom Home Builder / General Contractor on Whidbey Island which we owned for 15 years. Retired again and moved to AZ where we are enjoying the sun and desert. This is my 5th Corvette, I have owned a 62,77,81,84 and now the C6 which is my favorite Corvette of them all.

    That is what is happening with the lenders. A year ago there were 80K homes on the market, in greater Phoenix now there are 17K. The lenders have also been bundling homes, 5 - 10 and auctioning them off to investors to get rid of the inventory in the past year. The lenders are holding on to many to see if they can manipulate the prices back up...
    About 60% of what we see are short sales which adds a lot of hoops.

    I am surprized the market there isn't flooded with houses. I also read banks are only releasing a fraction of the houses they have in foreclosures as they don't want to flood the market further.

    I think if I would want a pool...

    That's great to hear, big change in the weather though. It's amazing the deals you can get in real estate nowdays. When you get down to your new house send over some pics if you would like...I'd like to see your new place. It's nice to hear the good news.
